A good plumber shouldn’t talk you into a new water heater you don’t need. Here’s how we think about it. Answer three quick questions for a straight answer, then call and we’ll confirm on site.
Water is leaking from the tank itself. The tank has rusted through and can’t be repaired.
A tank heater is more than about 10 years old and needs a major repair.
A failed part like a thermostat, element, igniter, gas valve or relief valve on a heater that’s otherwise in good shape.
Most tankless problems, especially on newer units, including scale buildup from hard water.
Most tank water heaters last about 8 to 12 years. Tankless units often last 20 years or more with regular maintenance. The age is usually printed in the serial number on the label.
Neither is right for every home. We’ll look at your household, your gas and venting, and your budget, and recommend what actually makes sense.
| Compare | Tank water heater | Tankless water heater |
|---|---|---|
| How it heats | Keeps a tank of water hot around the clock | Heats water on demand as it flows through |
| Hot water supply | Can run out when several showers or appliances run back to back | Continuous hot water, within the unit’s flow rate |
| Typical lifespan | About 8 to 12 years | Often 20 years or more with maintenance |
| Upfront cost | Lower | Higher, especially when gas lines or venting need upgrading |
| Space | Needs floor space for the tank | Wall-mounted, inside or outside |
| Maintenance | Occasional flush to clear sediment | Periodic descaling flush, important with Orange County’s hard water |
| Best for | Lower upfront cost and straightforward replacement | Larger households, long-term savings and saving space |

If a tank heater is more than about 10 years old and needs a major repair, replacement usually makes more sense. Most tank water heaters last about 8 to 12 years. Tankless water heaters often last 20 years or more with regular maintenance. Hard water, like much of Orange County has, can shorten that without regular flushing.
It depends on your home. Tankless units cost more upfront, especially if the gas line or venting needs upgrading, but they last longer, take up less space and provide continuous hot water. A tank heater has a lower upfront cost. We’ll recommend what makes sense for your household and budget.
A leak from the tank itself is urgent because the tank is failing. Turn off the cold-water valve on top of the heater, shut off the gas or the breaker, and call us. We answer 24/7.
On a gas water heater, common causes are a pilot or igniter problem, a bad thermocouple or a failed gas valve. On an electric heater, it’s often a tripped breaker, a failed element or a thermostat. If the heater is otherwise in good shape, it’s usually a repair.
That’s usually sediment from hard water built up on the bottom of the tank. Flushing can help, but on an older tank, heavy sediment is often a sign replacement isn’t far off.
Yes. Minerals in hard water build up inside a tankless unit over time and can cause error codes and reduced performance. A periodic descaling flush keeps it running well, which matters in much of Orange County.
It depends on whether it’s a repair or a replacement, tank or tankless, gas or electric, and what code upgrades your home needs.
